With an experience over 15 years, Grup de Lux is the most important real estate agency on the local market. Starting with January 2011 we decided to join the RE/MAX network, that has an active presence in over 60 countries, with 10.000 offices and 130.000 real estate agents in the whole world.

In our attempt to cover the market recently opened a new office RE/MAX Grup de Lux in Bistrita, and we intend to continue to expand in the following years.

Taking into consideration our complex experience on the real estate market, we know how to close the deal which comprises all these characteristics. Our wish to solve efficiently the client's needs led to setting up specialised departments for residential, offices, commercial, industrial and lands.

We are the real estate agency with most active and valid offers on the market, and we represent exclusively the most important buildings in Cluj. We are constantly adapting to the market requests, beiing all the time a step ahead from ours competitors. We are the most active and present real estate agency online and on social media channels. We created for our clients an innovative platform, easy to access and find the best suitable offers, information, advices and real estate overwies.

We promote offers with zero costs for the clients on most online and offline channels, and we offer international visibility through the RE/MAX network. Our portfolio includes over 1000 clients and multinational companies which have chosen to work with us.

Our Services

Grup de Lux offers a complex service of real estate services as described in the below chapters. The agency fee is between 1,5 and 4% from the value of the transaction for selling, and 50% - 100 % from the value of one month rent, beeing adjustable accordingly to the complexity of the transaction. The fee is paid to the agency only at the close of the deal.

 

Promoting the offer

  • Publication in the specialized newspapers
  • Publication on the agency’s site
  • Publication in our own magazine and other real estate publications

  • Promoting the offers through copartners agencies in the country and abroad

Assistance and counceling in selling/renting

  • Viewing the offer and granting for the accuracy of the information in the presentation
  • Writing a presentation material for the offers or a working sheet for the requests
  • Negotiation of all the selling/renting conditions closest to the market request
  • Negotiating the working conditions with potential clients
  • Viewing the location of the present5ed offers
  • Assisting the parts involved in a transaction

Juridical assistance

  • Making out the agreement for offer/request
  • Making out the offer’s map from which clearly result the juridical aspect of the building, and granting for these papers in front of the buyer
  • Assistance at the making out of the selling greement/pre-agreement or at the renting agreement between the owner and the tenant
  • Signing as a witness at the closed of the deal and support in case of litigations
  • Preparing the documents and establishing a date at the public notary for signing the contract (in a sale transaction)
  • Assisting the buyer in front of the public notary at the signing of the authentic agreemen
  • Complex juridical assistance through a lawyer firm specialised in business, in case of ampleness transactions

Financial asistance

  • Presentation of the fiscal specifications such as: VAT 24%, VAT 5%, aimposition at the selling, notarial taxes, flat-rate taxes etc.
  • Presentation of the "Prima Casa" lending conditions, such as: electable conditions, minimum necessary income, maximum period of creditation, other incomes taken into account and rate of interest
  • Presentation of the standard lending conditions of the principal banks (minimum necessary income, maximum period of creditation, other incomes taken into account and rate of interest)
  • Complex financial advice through the services offered by a specialised audit firm, in case of ampleness transactions or of transactions that imply deeds of assignment

Business analysis and counsultacy

  • Real Estate overviews over the interested area for the potential client
  • Feasibilities studies on different projects together with other specialised firms on the market
  • Profitableness studies and business plans for those who want to invest in real estate department
